Are You Ready to Buy a House?
Buying a house is likely one of the most significant financial decisions you will make in your life, especially in times when property prices are at an all-time high in most areas of the country. Before you sign on the dotted line, it’s essential to be sure that you’re buying a house that doesn’t have any kind of pest problems, is well-maintained and structurally sound.
In order to do that, there are a number of different property inspections you’d have to conduct during the buying process in order to ensure that you are making the right decision. It can be tempting to skip on a pre-purchase inspection, and you may not feel the pinch in the short term.
However, if any kind of problem surfaces in the future, it becomes your responsibility to conduct the maintenance work and cover repair costs. Getting a property inspected also gives you leverage when negotiating the purchase price of the property, because these costs count against the property’s overall value.
Types of Property Inspections
Types of inspections commonly requested for a home purchaser are:
#1 Timber Pest Inspection or Termite Inspection – This is an inspection of accessible timbers in the home looking for live termites, termite damage, wood decay, borers and susceptible conditions.
#2 Building inspection – An inspection of the whole building structure looking for maintenance, compliance, safety issues, and structural defects.
#3 Strata Inspection – Where a multi residential building is strata titled this inspection is a search of the strata managers records detailing items such as, minutes of meets, financial status of the strata sinking fund and maintenance fund, along with any special levies.
It is important that these inspections be carried out by an experienced building, pest and strata inspector. When you go for an open house, this is the best time to take a look at the features in the house and get a better feel of the overall quality of the property. Use this as an opportunity to inspect the property with a critical eye. If it passes your initial personal inspection, it’s time to order a professional building consultant to Inspect It FIRST.
